There is no single “best” zone. There is a zone that is better for your objective. On the East Coast, Punta Cana / Bávaro are often associated with relatively higher perceived liquidity and tourism demand tied to the airport. Cap Cana leans toward exclusivity and a higher ticket. Las Terrenas (Samaná) is a different coast, a different pace, and a different buyer profile: lifestyle and differentiation — not a copy of the East.
I am Luz Rodríguez, advisor at Veritat Real Estate (by Jordi Amargós). I work these three markets — and Santo Domingo when the case calls for it — with the same criterion: clarity before you reserve. This comparison is qualitative; current unit prices are confirmed on WhatsApp.
| Zone | Buyer profile | Typical strength | Point to check |
|---|---|---|---|
| Punta Cana / Bávaro | First tourism asset, vacation rental, relative liquidity | Tourism demand, proximity to international airport, more comparable supply | Not every project is equal; CONFOTUR is not automatic by zone |
| Cap Cana | Premium own-use, wealth preservation, brand and controlled setting | Exclusivity, location inside the complex, relative scarcity vs the open East | Higher ticket; delivery horizon and maintenance costs |
| Las Terrenas (Samaná) | Lifestyle, second home, differentiation vs the East | Another coast (Atlantic), different pace, beaches such as Playa Las Ballenas | Different resale liquidity; medium-term delivery calendars |
We do not publish invented Punta Cana or Cap Cana prices here. For current inventory ranges, write on WhatsApp. The only project with official figures on this page is Casa Cristalina.
Start with Punta Cana / Bávaro. There is more inventory and more demand references. That does not mean every pre-construction deal is safe: review the developer, delivery, rental rules, and CONFOTUR of the project.
Guide: CONFOTUR: What They Cover — and What They Don't.
Look at Cap Cana. The product is usually different (residences, resort amenities, positioning). Landing: Cap Cana projects.
Evaluate Las Terrenas. Example with published official figures: Casa Cristalina — 83 units fronting Playa Las Ballenas; typologies from US$254,850; penthouses 170–217 m² from US$413,350; estimated delivery Q4 2029.
Read first: Buy Property in the Dominican Republic as a Foreigner. The zone does not change your right to hold title; it does change the product, liquidity, and due diligence.
| Question | Why it matters |
|---|---|
| Own use, rental, or both? | Defines typology, rules, and location inside the zone. |
| Delivery horizon? | Pre-construction is not keys tomorrow. |
| CONFOTUR verified on this project? | Zone is not the incentive. |
| How would you exit (resale or rental)? | Liquidity and demand are not the same on the East vs Samaná. |
| Real ticket + closing + maintenance? | Marketing “from” is not total cost. |
| Fiducia / guarantees documented? | Especially on pre-construction. |
Method: About Luz.
It depends on the objective. Punta Cana/Bávaro often prioritize liquidity and tourism rental; Cap Cana, exclusivity and a premium ticket; Las Terrenas, lifestyle and differentiation on another coast. There is no universal winner.
No. Cap Cana is a destination/complex with a more exclusive positioning within the East. Punta Cana/Bávaro concentrate more supply open to volume tourism.
That is a common reason, but some buyers also seek wealth differentiation versus the East. Review resale liquidity and delivery calendar with the same rigor as in Punta Cana.
Not usefully. Typology, m², delivery, and CONFOTUR change value. Ask for comparables that match the same objective.
